Land Use and Zoning Amendments

Proposed development plans are often not consistent with the current future land use or zoning designations for a particular property. In these cases, approval of a Land Use Amendment and/or Zoning Amendment may be necessary prior to receiving regulatory approvals to proceed with a development project.

Each county has different rules and regulations concerning Land Use and/or Zoning Amendments. FELSI will meet with the land owner to understand the development goal and determine what the most viable amendment options are, conduct a pre-application meeting with the applicable county planning agency to discuss and introduce the project, perform a site inspection, coordinate with the project surveyor and engineer, prepare the amendment applications and ancillary documents and figures for application submittal, represent the developer/landowner at the required public hearings and, if necessary, prepare responses to comments on the proposed amendment from the Florida Department of Community Affairs. If the required Land Use Amendment and/or Zoning Amendment is approved, FELSI can provide continued environmental consulting services for the remainder of the project.

A Land Use Amendment redesignating 27+ acres into approximately 12 acres of developable land, and approximately 10 acres of existing wetland as tax exempt "Conservation Area".

 

Subdivisions

Each county also has different rules and regulations concerning Subdivision applications. Similar to Land Use and/or Zoning Amendments (see above), FELSI will meet with the land owner to obtain the subdivision design information, coordinate with the project surveyor and engineer, conduct a pre-application meeting with the applicable county planning agency to discuss and introduce the project, perform a site inspection, prepare the subdivision application and ancillary documents and figures for application submittal and represent the developer/landowner at the required public hearings.
